The One-Stop Advantage: working with a realtor who lends
By Patricia (Tricia) Cummins
Most buyers experience the home purchase as two projects running at once: finding the right house with one team, and arranging the right loan with another. As someone who holds both roles, a Real Estate Associate Broker with LPT Realty and a Mortgage Loan Officer with New Story Lending, I want to explain why combining them changes the whole experience for the better.
Two conversations, one folder
In the traditional setup, your realtor asks about your budget and your lender asks about your budget, and the two rarely talk to each other until the contract is signed. When the same person handles both, your story gets told once. The numbers you share with your lender are the same numbers your realtor plans around, because there is no wall between the two conversations.
It sounds like a small thing. In practice it means fewer phone calls, less repetition, and no awkward moment where the loan officer has never heard of the offer your realtor just made.
What changes when one person wears both hats
Pre-approval comes first, not last. The loan conversation happens before the house hunt, so you tour with a number you can trust and offer without the anxious unknown. Pre-approval is a normal part of the first meeting, not a last-minute scramble.
The timeline holds together. The contract and the loan have their own clocks, and they only close on time when someone is watching both. Because I help write your offer, I already know the contract when the loan work begins, and the loan work is already underway when the offer goes in.
Questions get plain answers. Want to know what a term means, how a rate is set, or what a fee covers? You ask one person, at any point in the process, and you get an answer in language that sounds like a neighbor, not a brochure.
What it doesn't change
Two hats are still two jobs, and both have standards I take seriously. Your loan options are laid out straight, never shaped to push you somewhere you did not choose. You keep the right to compare, to ask, and to decide. The advantage of combining the roles is a smoother process, not a narrower one.
A note for buyers across Colorado, Virginia, and DC
Whether your next address is a Front Range neighborhood, a Virginia main street, or a DC row house, the mechanics of combining the house and the loan are the same: one person, one folder, one honest conversation after another. If that sounds like the way you would rather buy a home, send a note. The first conversation is free, and it usually starts with me asking about your story.
